Project description
On the site of the Karl-Olga-Hospital, locally known as "Olgäle", a quarter with residential and commercial buildings, building communities, retail and a daycare center was to be created in an urban development competition.
The development design of PLAN FORWARD GmbH closes the quarter block of the "Olga-Areal" with building lines forming spatial edges. The block is set back eight meters from Hasenbergstraße to allow for a generous open space between the "Kastanienanlägle" playground and the "Elisabethenanlage" city park. A row of linden trees on both sides connects the green spaces.
An urban square, clearly defined by parallel spatial edges, is created between the new neighborhood block and the health department. It forms a defining end point of the diagonal axis of Bismarckstraße. Two different plot structures - an angular building facing Breitscheidstrasse and a front building with a courtyard facing Bismarckstrasse – allow for a variety of apartment sizes and layouts.
All apartments are lit from at least two sides and are accessed through a central staircase and elevator.
