Project description
The "Prager Spitze" is a six-story office and commercial building in Dresden's city center. Its name is derived from its location on the shopping avenue Prager Straße and its pointed ground plan.
In a pan-European tender process, WOLFF GRUPPE was awarded the contract for the renovation of the Otfried-Müller-Haus in Göttingen. Since its construction in the first half of the 19th century, the heritage-protected building dedicated to archaeologist Otfried Müller has served various functions. Since the 1970s, it has been home to the Junges Theater, which will return to the building as its user once the renovation is complete.
The renovation project, with a budget of around €25 million plus risk provision, pursues several key goals: Preserving use and functionality through modernization of building services and stage technology, as well as creating the necessary additional space for contemporary theater operations, removal of hazardous materials, barrier-free planning and accessibility, sensitive restoration of the historic fabric in line with preservation requirements, integration of new architectural elements to enhance the overall ensemble, upgrade the location, and create synergies with the marketplace
The foyer will be structurally expanded, and the main entrance for the Junges Theater will be relocated and opened towards the weekly market square. Another central element of the project is the demolition of a northern annex from the 1970s. In its place, a modern extension will be built, providing space for up-to-date stage technology and a freight elevator, while blending harmoniously with the historic ensemble. In front of the main hall, new landscaped areas with a green roof will be created, reconnecting to Otfried Müller’s original garden.
A central focus is on accessibility, ensuring that the Otfried-Müller-Haus will be fully accessible to all visitors in the future. At the same time, the listed building will be carefully renovated to modern standards, with strict attention to the preservation of its historic substance.
Extensive investigations of the building fabric were carried out first. Renovation work began at the end of 2025 with the removal of hazardous materials. Demolition and shell construction of the new extension will commence in the second quarter of 2026.
During the renovation, the "Junges Theater" has relocated to "Voigtschule" as a temporary venue.
Completion of the renovation measures is scheduled for late 2027 / early 2028.
